Guest Stay Terms

Welcome — we're glad you're here.
Our goal is simple: a great stay, with clear expectations so things run smoothly for you, us, and the neighbors. Like a hotel stay, this is temporary lodging. By confirming your reservation, you agree to these Guest Stay Terms.
1. Who this is with
These terms are between you (the Primary Guest — the person who booked) and Callinan Property Rentals, LLC, doing business as Casago Sonoma and Casago Sea Ranch (the Property Manager).
This is a temporary stay. It does not create tenant rights or a permanent residence.
The homeowner is not a party to this agreement. You acknowledge and agree that the Homeowner is an intended third-party beneficiary of this Agreement, including the liability limitations, releases, indemnification, and dispute-resolution provisions, and may enforce these terms directly.
You cannot transfer or assign this booking to someone else without our written approval.
The Primary Guest must be present for the entire stay and is responsible for everyone in the party, including day visitors. If the Primary Guest leaves early or never arrives, we may end the stay without refund.
Check-in time, check-out time, maximum occupancy, and the home address are on your reservation. Please leave on time so we can prepare the home for the next arrival. If you stay past checkout, we may charge the next night plus any costs to relocate or re-clean for the incoming stay.
Remaining after checkout without our written approval is unauthorized occupancy; we may treat it as a serious violation under section 13 and involve local authorities if needed.
2. Payment and cancellation
Payment and cancellation are governed by the policy shown when you booked (our direct booking site or the booking channel you used).
Uncovered damage and other stay-related charges under these Terms are handled under section 6.
3. Occupancy, neighbors, and community rules
To keep the home and neighborhood enjoyable:
- No parties, events, or large gatherings.
- No commercial photography, filming, or content production without our prior written approval.
- Do not exceed the maximum occupancy on your reservation.
- Only registered guests may stay overnight. Day visitors count toward occupancy while they are there.
- Illegal activity is not allowed.
- Do not share door codes, lockboxes, or keys except with people on your reservation.
- You are responsible for everyone in your party, including day visitors.
Community and HOA rules apply. Many of our homes are in residential communities (including The Sea Ranch) with rules such as staying off the golf course, parking only where allowed, and using trails and amenities as posted. We will send or link the relevant guest rules with your check-in information. You and your party must follow them. Fines or costs from a violation during your stay are your responsibility.
4. Quiet hours
Quiet hours are 9:00 PM to 7:00 AM.
Excessive noise, large gatherings, or disturbances may lead to complaints and our intervention, and can be treated as a serious violation under section 13.
5. Property care
We want you to feel at home — not stressed.
- Accidents happen. Tell us so we can take care of it.
- Treat the home with reasonable care.
- Report problems promptly so we can help.
- Do not move furniture or mattresses outdoors, or relocate beds between rooms, without our approval.
- No fireworks. Outdoor fires and grills only where the home and current fire rules allow.
Keys, codes, and lockouts. Lockout assistance, lost keys/fobs, lockbox damage, or rekeying needed because of your stay may be charged at our actual cost plus a reasonable service fee. We will tell you the amount before we charge.
6. Damage protection and extra charges
Your reservation includes damage protection for minor accidental damage, subject to the coverage limit and exclusions of the damage-protection product listed on your confirmation or invoice.
It does not cover:
- Damage from negligence, misuse, or intentional acts
- Smoking, vaping, or cannabis inside the home
- Unauthorized pets
- Parties or occupancy violations
- Extra cleaning (see below)
- Missing or unreturned items
- Lockouts, lost keys, or rekeying
- HOA fines and related costs
You are responsible for all uncovered costs, including amounts above any damage-protection limit.
Extra cleaning means work beyond a normal turnover — for example trash or dishes left behind, extra laundry, sand or glitter throughout the home, or pet hair when no pet was approved. Extra cleaning is billed at $75 per hour after the first two hours of extra work. We will tell you the amount before we charge.
You authorize us to charge the payment method on file for uncovered damage, extra cleaning, smoking remediation, pet violations, lockout/rekey costs, HOA fines passed through to us, and similar stay-related charges. We will provide a description and amount (or a good-faith estimate) before charging when practical. Disputed amounts may still be pursued after the stay.
7. No smoking, vaping, or cannabis indoors
This is a non-smoking home. Smoking, vaping, and cannabis are not permitted inside.
Violations may result in cleaning and remediation charges, typically $500–$1,500 depending on severity.
8. Pets
Pets are allowed only if approved in advance (and noted on your reservation).
Unapproved pets may result in extra charges or we may end the stay. You are responsible for cleaning up after pets and for any damage they cause.
9. Safety and special features
Some homes have hot tubs, pools, stairs, decks, uneven terrain, or oceanfront / cliffside areas.
Coastal weather, surf, cliffs, wildlife, and wet surfaces can be dangerous.
You and your party use these features and areas at your own risk. You assume the risk of injury or death arising from ordinary use of the home's recreational features and outdoor areas, including drowning, slips and falls, and cliff or ocean hazards, to the fullest extent allowed by California law.
Children and inexperienced swimmers must be supervised by a responsible adult at all times. Do not use hot tubs or pools under the influence of alcohol or drugs, or during unsafe weather. Follow posted rules and any instructions we provide.
This section does not limit liability that California law does not allow us to limit, including our own gross negligence or willful misconduct.
10. Cameras and noise monitors
Some homes have:
- Noise monitors that measure sound levels only (no audio recording), to prevent disturbances
- Outdoor or common-area security cameras for safety
There are no cameras in bedrooms or bathrooms. Camera locations are disclosed on the listing. If you are unsure, ask us before arrival.
11. Access to the home
We respect your privacy. We may need to enter for maintenance, repairs, emergencies, or to address a serious rules violation. We will make a reasonable effort to notify you first whenever possible.
12. If something breaks or power goes out
Tell us right away. We will try to fix it.
A short utility outage, appliance issue, weather event, road closure, wildfire smoke, or similar condition is not a refund. If the home becomes uninhabitable, we will relocate you to a comparable home if one is available, or refund unused nights.
Leaving early for any other reason is not a refund. Payment and cancellation outcomes for unused nights follow the policy shown when you booked (see section 2).
13. If rules are broken
We will always try to resolve concerns reasonably.
Serious or repeated violations — including parties, occupancy limits, excessive noise, illegal activity, Primary Guest not present, or HOA violations — may result in extra charges and we may require you to leave. Unused nights are not refunded. You remain responsible for damage, extra cleaning, HOA fines, and costs to the next guest.
14. Personal belongings
We do not insure your belongings. You are responsible for personal property and may want travel insurance.
15. Responsibility
To the fullest extent allowed by law, the Property Manager and Owner are not liable for injuries, illness, lost belongings, or events outside our control (weather, utility outages, wildlife, road closures, wildfire smoke, and similar).
Where California law allows a limit, our and the Owner's total liability arising out of your stay is limited to the accommodation rent you actually paid for the stay (excluding taxes and fees), except for liability that California law does not allow us to limit, including our own gross negligence or willful misconduct.
If someone in your party causes a claim against us or the Owner (for example a visitor is injured, or a vendor or neighbor makes a claim because of your stay), you agree to defend, indemnify, and hold harmless the Property Manager and Owner from and against claims, damages, costs, and attorney's fees arising from that claim, except to the extent caused by our or the Owner's gross negligence or willful misconduct.
16. Wildlife
Some homes are in rural California. Insects, rodents, and wildlife are part of the environment.
Occasional ants, spiders, or mice are possible and are not grounds for a refund. Please tell us if you have a problem so we can help.
17. Disputes
If there is a dispute, we both agree to try good-faith mediation first (video or in person) within 30 days of a written request.
Unresolved disputes shall be resolved by binding individual arbitration administered by JAMS (or AAA if JAMS is unavailable) in the California county where the home is located, under that forum's consumer arbitration rules. California law applies.
Class and representative actions. You and we agree to bring claims only in an individual capacity — not as a class, collective, or representative action — to the fullest extent allowed by law.
Either party may bring an individual claim in small-claims court instead of arbitration. If a court finds any part of these terms unenforceable, the rest still applies.
18. Agreement
By checking the box and completing your booking, you confirm that:
- You are at least 21 years old
- You are the Primary Guest and will be present for the entire stay
- You are authorized to agree on behalf of everyone in your party
- You have read and agree to these Guest Stay Terms on behalf of yourself and your party
