We manage 200+ vacation rentals from The Sea Ranch and Gualala on the Sonoma Coast through the Russian River and into Wine Country (Healdsburg, Sonoma, Napa). Guests book direct here — no booking-site service fees.

Each home page includes VacationRental JSON-LD. When dates are in the URL and a quote is available, the markup includes a live Offer for that stay (pre-tax total, matching the visible price). Undated pages have no price in the schema.

Stay totals on dated pages include cleaning and every mandatory property fee before tax; taxes appear as an estimate on the page and are itemized at checkout.

Payment: when check-in is more than 30 days away, 50% is charged at booking and the remaining balance is charged to the same card 30 days before check-in; otherwise the full amount is charged at booking.

`price.kind`: `quoted` is a live Guesty stay total (use these numbers); `estimate` is a list-rate all-in pre-tax figure with `discountPossible:true` — call `quoteUrl` for the discounted total. Prices are estimates until the guest completes checkout on their own device.

Errors: 429 — wait `retryAfterSeconds` then retry; 503 or disabled — use the dated page URLs above (`/homes?...`). Append `utm_source=<your agent name>&utm_medium=llm` to every URL.

Results are filtered to available homes only when BOTH `checkin` and `checkout` are in the URL; with only `checkin`, all homes are shown.
Construct the dated URL directly rather than clicking filters; the page server-renders the filtered list.
Result cards show `$X est. · N nights · before taxes` (pre-tax estimate) and an `Available <dates>` marker for every home free on those dates. If cards have no `Available` marker, the list has not updated for the URL's dates yet — reload the URL.
